How Much Does It Cost to Build a Villa in Lombok?

A realistic breakdown of what it costs to build a villa in Lombok in 2026 — from basic budget builds to high-end finishes, plus the hidden costs most people forget about.

"How much will it cost to build?" is the question we get more than any other. The honest answer is "it depends", so here is the dependable version: what builds actually cost in Lombok as of August 2026, what the quotes leave out, and where budgets go wrong.

Building in Lombok still costs meaningfully less than building in Bali's prime areas at the same finish level, and far less once land enters the equation. But prices have moved. If you're working off numbers someone quoted you in 2023, or off a rupiah rate of 15,000 to the dollar, your budget is fiction — the rupiah traded around 17,900 to the US dollar in early August 2026.

The per-square-metre rates

Contractors and architects here price builds per square metre of enclosed floor area. These are the rates behind our free RAB construction calculator, which we keep aligned with real Lombok material and labour prices:

So a mid-range 150 m² two-bedroom villa lands somewhere around Rp 1.1 billion for the build itself — roughly USD 63,000 at the August 2026 rate. A high-end three-bedroom with a pool clears Rp 2 billion without trying hard.

What the quote includes, and what it doesn't

A per-m² quote normally covers foundation, structure and roof, basic electrical and plumbing, tiling, doors and windows, standard bathroom and kitchen fittings, and paint.

It normally does not cover: land clearing and levelling (painful on slopes), boundary walls, the pool, landscaping, furniture, the water bore, the septic system, the PLN connection, architect and engineering fees (usually 5–10% of build cost), or the PBG building permit. Those "extras" routinely add 30–50% to the headline build number. Budget them from day one, not when the contractor mentions them.

One more Lombok-specific reality, documented by Emerhub and consistent with what owners tell us: contractors commonly quote well above their real cost baseline to absorb informal charges and mid-build surprises, and timelines of 12 to 21 months are normal for a villa. A furnished two-bedroom villa with a pool for the price of a suburban deposit back home. The catch is that every line above has a failure mode, which is why the contingency line is not optional.

Why builds go over budget

Design changes mid-build are the classic one — every change on site costs ten times the change on paper, so finalise the drawings before breaking ground. Underestimated site costs come second: rock, slope and distance from the road all land in the foundation bill. Material prices move over a 12-month build, and some contracts carry an escalation clause you should read twice. And then there's the "while we're at it" trap — the gazebo, the outdoor kitchen, the second water feature. It adds up faster than anyone admits.

Is building in Lombok cheaper than Bali?
