Where to Buy in Lombok: A Guide to the Island's Key Areas
Kuta, Selong Belanak, Senggigi, Sekotong, the Gilis, or somewhere off the beaten track? An honest look at Lombok's key areas with real median asking prices from live listings.
Location decides more in Lombok than almost anywhere, because the island is developing unevenly: one bay gets a beach club and paved roads while the next valley over still runs on well water. Where you buy shapes your price, your rental season and your daily life.
Before the tour, the numbers. These are the median asking prices from live listings on this site as of August 2026 — not brochure prices, and not what someone paid in 2021:

Kuta Lombok and Mandalika
Nothing like Kuta in Bali, despite the name. This is the centre of the island's tourism build-out, anchored by the Mandalika special economic zone and its MotoGP circuit. ITDC, the state developer running Mandalika, reported over 1.4 million visitors in 2025, with area occupancy averaging around 55% and hitting 90–100% during race weeks. The new bypass puts the airport about 25 minutes away.
What you get: the island's best-known beaches within a short ride (Tanjung Aan, Mawun, Selong Belanak), a growing cafe and restaurant strip, and the deepest rental demand on the island. What it costs you: a median of Rp 160 million per are and rising competition for the good plots. Water gets scarce in dry season, and parts of the hillside are being built out fast — check what's planned next to your plot before you buy the view.
Best for rental villas, commercial projects, and anyone who wants the action nearby.
Selong Belanak
Twenty minutes west of Kuta and home to one of the island's most beautiful beaches, a long white crescent that suits families and beginner surfers. Quieter than Kuta, noticeably cheaper at a Rp 105 million median, and developing quickly along the beach road. Dining options are thin, hillside plots can be steep to build on, and road access away from the main route is rough. A strong balance of beauty and value for personal villas and boutique rentals.
Gerupuk, Are Guling and the surf bays
The bays east and west of Kuta — Gerupuk with its established surf camps, Are Guling with its point breaks — trade at Kuta-adjacent prices on much thinner markets. Surf-led rental demand is real, but check every plot's coastal setback: the sempadan pantai protected strip is the most common reason a "beachfront" plot here can't legally hold a building where the seller says it can. Senggigi and the west coast
Lombok's original tourist strip, quieter now than in its 1990s heyday but with the most complete infrastructure outside Mataram: shops, restaurants, clinics, and the boats to the Gilis. Sunsets over the strait toward Bali's Mount Agung are the postcard. The median sits at Rp 150 million per are, with plenty of established villas among the 30 listings sampled — some dated, some renovated bargains. Suits retirees, long-term residents and anyone who values convenience over buzz.
Sekotong
The southwest peninsula is the value story on the island right now: Rp 35 million per are median across 22 live listings, quiet bays, island-hopping to the "secret Gilis", and a slow trickle of boutique resorts. Infrastructure is thin and the drive to the airport or Mataram is real, but nowhere else on Lombok combines coastal land at these prices with a plausible tourism trajectory. Speculative, in the honest sense of the word.
The Gili Islands
Gili Trawangan, Meno and Air are their own market entirely: no cars, dive-led tourism, strong international recognition, and the highest land prices in the province at a Rp 266 million per are median. Rental yields on the busy islands are the draw. The cautions are equally real: land tenure on the Gilis has a complicated history, so certificate checks need extra care; the 2018 earthquakes hit hard; freshwater and utilities are limited; and low season is genuinely quiet. Commercial hospitality plays only — not the place for a quiet personal residence.
North and east Lombok
The frontier. The north has Rinjani, the waterfalls and a Rp 95 million median pulled up by a handful of premium coastal plots; the east coast is fishing villages and empty beaches with barely a listing to price from. Buy here for eco-projects or a long, patient land hold — and expect title checks to take longer, because paperwork in remote areas is messier.
How to decide
Be honest about what you're optimising for. Living here full-time points west or south to infrastructure. Rental yield points to Kuta/Mandalika, Selong Belanak or the Gilis. A long land hold points to Sekotong or the frontier. Then spend real time in the area — including a dry-season visit when the water situation shows itself, and a wet-season look at the access road. What looks perfect on a map can feel very different at ground level in the midday heat.
